Abstract

This research study is based on the strategy to building development. Strategies are the main steps to follow a plan. Development of the good strategies in the context of building technology has its own importance. Working behavior in the building technology is based on the long term period and most of the builders want to build the building according to the needs and demands of the customer. For this, it is important that proper strategies are developed.

It is also important for the developers to maintain the adequate amount of building material in order to reduce the delays and save the cost of the organization. By means of the following paper, I am going to conduct a research analysis on the problems regarding the building strategies and demands of the customers.

Introduction

Every research is based on a problem. Without any problem, it would not be possible to conduct a research analysis. This research analysis is also based on a specific problem. The problem statement in this research is to design the strategies, which satisfy the customer’s need and demand and look after the building materials that are required to complete the building project. The objective behind this research study is to determine the various strategies which will help to understand the needs of customers and also to measure the outcomes of unsatisfied customers and what are the implications, if the customers’ need and demand are not fulfilled. Another objective of this research is to look after the adequate stock regarding to the business material (Kothari, 2005).

The main purpose of this research study is to develop an understating among the readers that designing the strategies, which satisfy the customer, is very important for the future perspective. It also proposes to make the readers understand that maintaining an adequate stock of building material that is reliable, durable and eco-friendly will help to avoid delays and interruptions (Kothari, 2005). By means of this research analysis, I want to elucidate the various limitations that are associated with customer need & satisfaction and how the building designers could provide a secure and safety homes to their customers in the future.

Problem Statement

The problem statement in this research is to design the strategies, which satisfy the customer’s need and demand and look after the building materials that are required to complete the building project. The most important activity of the building designer is to make the strategies that will help them to accomplish the project. All building projects require the services of a building designer (Building Design, 2008).

Importance of problem statement

Formulation of strategy is an important task. The effectiveness of the entire business is tested and proved by the effectiveness of the strategy’s accomplishment. The designing strategies basically help the building designers to achieve the objectives. If the strategy is planned, it will provide the building firm with an easy visible, clear-cut, objective strategy design, which in turn will give the firms its required directions (Ramaswamy & Namakumari, 2007).

The problem related to designing the strategies, customer satisfaction and building material is important. If the designers have not developed their own strategies or if they have not formulated how they will begin the project, they will not be able to achieve their targets and there would be a delay in completing the tasks. If there would be delays, the customers would be dissatisfied. They would search for other designers who satisfy their needs and requirements.

In today’s era, it is very important that the customers are satisfied as they are treated as king. Their needs, demands and wants are very important. It is important to understand that the companies do not give the customers a chance to be served but the customers give them the chance to serve. Handling the material that is required for constructing the building is also very important (BSD-005: Green Building and Sustainability, 2006). The building material that will be used by the building designers should be reliable, durable and easily maintainable. If there is no adequate stock with the firm, there would be delays and the workers would have to wait. There may a chance of an additional cost, which they have to pay.

Different solutions

In every research, it is important to identify the problem. As soon as the problem is identified, it is necessary that the various alternatives are discussed. If there are more options available for the designers, they can choose the best among all. There are a number of design techniques that are no-cost or low-cost (Building Strategies, 2008). These strategies can dramatically increase the satisfaction level of customers. The various alternatives for designing the buiding that the designer can use are:

  • Understanding Place:

It is important for the designer to understand the place or the locality where the business is going to be constructed. Sustainable design begins with an intimate understanding of place. If the people are aware to the degree of place, they can reside in without destroying it (Sustainable Architecture, 2001). Understanding the place helps determine design practices such as solar orientation of a building on the site, preservation of the natural environment and access to public transportation.

  • Air Sealing:

The designer can use the technique of air sealing to satisfy the needs of customers. Air sealing is one of the most cost-effective ways to make the houses more energy efficient and it goes with proper insulation. An amount of fresh air is necessary to maintain adequate indoor air quality (Building Strategies, 2008). Therefore, according to the Department of Energy, it is recommended that the designer can reduce air leakage as much as possible and can provide controlled ventilation as per needs.

  • Proper Insulation:

The designer can use the technique of proper insulation to satisfy the needs of customers. It is the most effective method used to improve the effectiveness of home. It provides proper insulation in walls, roof and floors. Insulation prevents heat transfer from the indoor and outdoor environments and can greatly reduce monthly utility bills. It is measured by R-values and the higher the R-value is; the greater the resistance to heat transfers (Building Strategies, 2008)

  • Natural ventilation:

The designers can use the advantage of natural wind currents and convection as they are considered to be the effective ways to reduce the cooling load. Operable windows, fans and corridors are some of the design strategies that help to direct air flow using natural ventilation principles (Building Strategies, 2008).

  • Understanding People:

This is the most important strategy that the designer must think of. For the sustainable design, the designers must take into consideration the wide range of cultures, races, religions and habits of the people who are going to reside in the built environment. This requires sensitivity and empathy on the needs of the people and society (Sustainable Architecture, 2001).

Solution to the research problem statement

According to me, the sustainable design is the thoughtful integration of architecture with electrical, mechanical, and structural engineering. For the traditional aesthetics of massing, proportion, scale, texture, shadow and light, the building design team needs to be concerned with long term costs: environmental, economic, and human (Sustainable Architecture, 2001).

The five elements that should be kept in mind while designing the building are:

  • Planning and design should be meticulous and systematic. The sustainable design should be compared with traditional design.
  • The design should be more of a philosophy of building than a prescriptive building style.
  • The basic objective of the designer should be that the customer’s needs and wants are fulfilled. They should provide the customers what they actually want.
  • Satisfaction of customer should be the prime issue (Sustainable Architecture, 2001).
  • The cost of the buildings that are designed by the builders should not be high. The construction of the building should not be more complicated than traditional construction.
  • The principles of sustainable design should be minimizing energy consumption and promoting human health (BSD-005: Green Building and Sustainability, 2006).
  • For a successful sustainable design, it is essential that the designers use the integrated design; it is design where each component is considered part of a greater whole.
  • Proper uses of material so as to avoid delays (Sustainable Architecture, 2001).
  • The other elements of design that can be organized by the designers are energy saving architectural features, energy conserving building envelope, energy-efficient and health-promoting mechanical, electrical and plumbing systems (Sustainable Architecture, 2001).

Background

Different people have different perceptions. They use different strategies for designing the building. The construction and operation of buildings consume more than a third of the world’s energy consumption and 40% of the mined resources. The goal of the building industry is to make buildings more sustainable while saving construction and operating costs (BSD-005: Green Building and Sustainability, 2006). Achieving this goal requires an awareness of the problem and the skills to design, specify, construct, and operate buildings in a manner that is often quite different from current standard approaches.

Different designers have different ideas while constructing the design. They mainly focus on the customer satisfaction, safety and time & cost predictability. The traditional forms of constructing the building by the designers were to first make the outline, which would help them to analyze how they would proceed for the project (BSD-005: Green Building and Sustainability, 2006). After analyzing themselves, the designers make an estimate whether their expectations are fulfilled or not.

The primary concern of the designers while developing the designing strategy is the need to embrace the following principles -

  • They Build quality into the evaluation processes to appoint the contractors.
  • The designers avoid waste and conflict by the use of team working and partnering arrangements.
  • There objective is to define the project carefully at the outset to meet user needs.
  • The designers emphasize on the use of value management and risk management techniques (Sustainable Architecture, 2001).
  • They take costs and sustainability into an account.
  • They emphasize on the involvement of all the constructors, operation managers and engineers.

According to many designers or architects, the sustainable construction is defined as the creation and responsible management of a healthy built environment based on resource efficient and ecological principles. Sustainably designed buildings by the designers aim to reduce their impact on environment through energy and resource efficiency (Sustainable Architecture, 2001). A sustainable design includes the following principles:

  • minimizing non-renewable resource consumption
  • enhancing the natural environment
  • eliminating or minimizing the use of toxins

The designers have identified five objectives for sustainable buildings (Sustainable Architecture, 2001):

  • Resource Efficiency
  • Energy Efficiency
  • Pollution Prevention
  • Coordination with Environment (including Environmental Assessment)
  • Integrated and Systemic Approaches (including Environmental Management System)

Research

To develop the research, I have chosen the methods by which the research can be completed and I can come to a decision. In this research, my basic objective was to identify the problem. The problem was to design such strategies that help the designer or the contractor to understand the needs of customers (Kothari, 2005). What the customers actually want and how they can be satisfied. In today’s era, it is very important that the organization looks after the demands of customers. It is very important to satisfy the customer. Until and unless they are satisfied, the organization cannot grow. Through the means of this research, my objective is to identify how important it is to maintain the building material (Kothari, 2005). If there is lack of building material, what problems would arise? If there are delays in constructing the building, how will people react?

I am developing the research by analyzing the information which I have received through the historical data, literature review, case study and content analysis. By studying the literature review, I came to know that before designing the building it is important that the designers or the contractors make their possible strategies so that they don’t face any problem in future. I have analyzed the history of building “Key tower” and NAVFAC Building 33; I have identified how the architects of buildings have set their designing strategies to achieve their goals (Building Strategies, 2008). How they have classified their plans and action? I have analyzed that maintaining the adequate stock of building material that is used in constructing the building is very important. It can reduce the delays and additional costs (BSD-005: Green Building and Sustainability, 2006).

Research methodology

Research methodology is a way to systematically solve the research problem. It may be understood as a science of studying how research is done scientifically. Research has its special significance in solving various operational and planning problems of business. Research methods refer to the behavior and instrument used in selecting and constructing research technique. In this research, the methods used by me are Analysis of historical records, analysis of document, literature review and case study (BSD-005: Green Building and Sustainability, 2006).

In this research methodology, the research is conducted to form a theory or a body of principles relating to a particular phenomenon i.e. to design the strategies that satisfy the needs of customers as well as help to understand that it is very necessary to maintain an adequate level of material so that there are no delays in constructing the buildings. The theory that is evolved under this research is good and serves the reader in long term manner. The research helps to add in the knowledge of the reader. The research provides the information of important events and their complexities. It helps to analyze that making a strategy is very important to gain the customer satisfaction (Building Strategies, 2008).

In the analysis of historical records, the techniques used by me are recording of notes, content analysis and overall analysis. In the analysis of documents, I have used the techniques like statistical complications and manipulations, references and abstract guide and content analysis. Content analysis consists of analyzing the contents of documentary material such as books, magazines, etc. The analysis of contents is a central activity whenever one is concerned with the study of the nature (kothari, 2005).

Through the literature reviews, I have understood the various building strategies and the meaning of the sustainable development in business design. I have gone through the study of the NAVFAC Building 33, the building “key tower”, which is tallest building in Cleveland and the 2005 World Sustainable Building Conference in Student Session. A review of research in any area involves the analysis of the contents of research articles (NAVFAC Building 33, 2008).

Another method that I have used in this research methodology is case studies. The case study deals with the processes that take place and their interrelationship. The objective behind case study method is to locate the factors that account for the behavior pattern of a given unit as an integrated totality. Through the case studies I have obtained a real and enlightened record of personal experience, which would reveal the actions that are to be taken to solve the problem.

Definition of Sustainable building

According to me, sustainable building is a building that is designed and constructed to the highest environmental standards, especially in order to minimize the use of energy, water and scarce minerals/timber. It can be defined as a building that is economic to run over whole lifetime and is sufficiently flexible to meet the needs of future generation people (Sustainable Architecture, 2001).

The term sustainable building is used interchangeably for green building. Its purpose is to reduce the adverse human impacts on the natural environment, while improving our quality of life and economic well-being. If a sustainable building is to be produced, all the resources that come under building i.e. strategy, material and contribution of user is needed to be considered.

A green approach to the built environment involves a holistic approach to the design of buildings. Each design decision in sustainable building has environmental implications (Building Design, 2008). Measures for this can be divided into four areas: reducing energy in use, minimizing external pollution and environmental damage, reducing embodied energy and resource depletion and minimizing internal pollution and damage to health. A "green" building places a main concern on health, environmental and resource conservation performance over its life-cycle (Building Design, 2008).

Suggestions

The research moves around the making of strategies, satisfaction of customers and maintaining adequate, reliable and durable building material. After making the analysis in this research, it can be suggested that it is very important to make various strategies to satisfy the customers. These strategies explain how the customers are to be attracted and how their need can be fulfilled (Building Design, 2008).

The designers or the constructor of the building must expand and complement the classical building design concerns such as economy, utility, durability and delight. Sustainable design should emphasize on a number of new environmental, resource and occupant health concerns like: reducing human exposure to harmful materials; protecting non-renewable energy and scarce materials; minimizing life-cycle ecological impact of energy and materials used; making use of renewable energy and materials that are sustainably collected and protecting & restoring local air, water, soils and flora and fauna (Building Architecture, 2001).

Sustainable buildings are high-quality buildings. They last longer, cost less to operate and maintain and provide greater occupant satisfaction than standard developments. Sophisticated buyers and customers prefer them and are often willing to pay a premium for their advantages.

Therefore, it is important for the designer to design the strategies that are well formulated and are helpful to achieve the customer satisfaction. The cost of sustainable building is little more than convectional design, so the designers should make own budgets, which will easily help to make the comparison with the actual and estimated budget (Zhiyuan, X., Fangtian, Y., Xing, Z., & Lingying, L, 2008).

Therefore, the role of designer or contactor is commitment to better performance, close teamwork throughout the design process, openness to new approaches and making strategies about how these are best applied in practical form. It is very important for the designer to make his own strategy for accomplishing a project. It is essential that the strategy, which is formulated, is implemented as soon as possible. For the growth, it is important that new strategies are formulated (Building strategies, 2008).

Recommendations

  • The designers should promote themselves as attractive designers or contractors to work with, by following an ethical and proper process.
  • Proper assessment of the existing building process should be done in order to identify its shortcomings.
  • Comparison should be done with existing budget and actual budgets.
  • Hiring some new designers who provide new and creative ideas to the company.
  • The building material should be durable and reliable. The building designer should maintain adequate amount of material.
  • Emphasis should be on the satisfaction of customers needs.

Conclusion

After the research analysis, it can be concluded that the formulation of strategy plays an important role in constructing the buildings. It is important that the strategy is timely formulated and implemented. The formulation of strategy clarifies the quantum and nature of growth of the firm as well as its direction, pace and timing. It prescribes to what extent the firm can be adventurous in its drive for growth. It finally sets the pace of the corporation’s total growth. (Ramaswamy & Namakumari, 2007). Objectives and strategy together explain the concepts of business. If the strategy is ironed out in the appropriate way, it would lead the company towards success.

It can be concluded that the long term objective of sustainable design is to minimize resource degradation and consumption on a global scale. The primary objective of sustainable building design is to enhance the environmental awareness. Sustainable building design should seek to use the building as an educational tool to demonstrate the importance of the environment in sustaining human life. The design should reconnect human beings with their environment for the spiritual, emotional, and therapeutic benefits that nature provides. The designer should promote new human values and lifestyles to achieve a more harmonious relationship with local, regional, and global resources and environments (Building Design, 2008).

The emphasis of the designers should be to increase public awareness about appropriate technologies and implications of various building and consumer materials. The objective or the strategy of the building designer should also include raising the living cultures to perpetuate indigenous responsiveness and harmony with local environmental factors as well as communicating the cultural and historical understandings of the site with local, regional, and global relationships (Building Design, 2008).
